Garage Floor Coatings
A coated garage floor stops being the part of the house you apologise for. We grind, patch, and coat concrete across the Denver metro so it takes salt, hot tyres, and a dropped wrench without flaking.
Most failed garage floors in Colorado did not fail because of the coating. They failed because nobody prepared the slab. A coating bonds to the surface it is put on, so if that surface is sealed, dusty, or still holding moisture, the bond is decorative and it will peel in sheets the first winter.
We diamond grind every slab to open the concrete, cut and fill the cracks, and moisture test before a single coat goes down. That step is not optional and it is the reason our floors are still bonded years later.
How we do it
Diamond ground preparation
Mechanical grinding, not acid etching. It opens the pores of the slab so the primer keys into the concrete rather than sitting on top of it.
Epoxy or polyaspartic
Epoxy builds thickness and takes colour beautifully. Polyaspartic cures fast enough to walk the same evening and holds its colour in a garage that gets direct sun. We will tell you which one your slab actually wants.
Built for a Colorado winter
Road salt, snowmelt, and forty degree swings in a single February day are what kill coatings here. The systems we specify are chosen for freeze and thaw cycling, not for a mild climate.
Full flake and clear topcoat
A broadcast flake floor hides dust and hairline movement, adds grip when wet, and is the finish most people picture when they picture a finished garage.
The process
- 01
Consultation
We look at the actual slab. Square footage, moisture, cracks, what is already on it, and what you want the room to do. The estimate comes from that, not from a phone call.
- 02
Design
Colour, finish, and the amount of movement you want in the material. For decorative work we get specific here, because this is the part that cannot be changed later.
- 03
Preparation
Diamond grinding, crack repair, joint treatment, and moisture testing. It is the least photogenic day of the job and the one that decides whether the floor lasts.
- 04
Application
Primer, build coats, and topcoat, installed in sequence with the cure times the manufacturer actually specifies rather than the ones that fit a faster schedule.
- 05
Reveal
We walk the finished floor with you, cover care and cure times, and tell you when it can take furniture and vehicles.
Common questions
- How long does a garage floor coating take?
- A standard two car garage is one to two days of work. With a polyaspartic system you can usually walk on it that evening and park on it in about twenty four hours. Epoxy needs longer before vehicle traffic.
- Will it peel like the kit I bought at the hardware store?
- Store kits fail because they rely on acid etching rather than mechanical grinding, and because they are thin. We diamond grind the slab and install a primer, a build coat, and a clear topcoat.
- Can you coat a garage floor that already has a coating on it?
- Usually yes. The old system gets ground off. That adds labour, so it changes the price, and we will tell you before we start rather than after.
- Does it handle hot tyres?
- Hot tyre pickup is what lifts cheap coatings. A properly primed and topcoated floor does not do it.
